Make Sure Your Garage Floor Paint Won't Peel

If you find that your garage floor paint has started to come loose and to peel after mere years of applying it, then there is a chance that you weren't able to apply it properly in the first place. While it may be true that having peeling and unsightly paint on your concrete is still a whole lot better than not having any kind of finishing at all, sub-par paint job will do very little for your substrate and your home. You have to see to it that your paint will not only adhere to the surface but that the layer will also remain sturdy, so as to ensure that you are lending complete protection to your hard surface.

You have to make sure that the garage floor paint will not peel or crack, to ensure that every single inch of your floor is protected from dirt, grime, and stain. After all, even the slightest cracks may lead to serious damages over time. To avoid exposing your floor to unwanted elements, you have to make sure that you use the right kind of paint. Using normal house paint as a garage floor coating will do nothing for you. Buy a can of paint that is specifically manufactured for this purpose, to ensure that you will lend full protection to your floor.

In addition to picking out the right kind of paint, you also have to see to it that you prepare the floor surface properly before you apply your product. Paint will stick best to clean floor, so make sure that you clean as much as possible. In addition to this, you also have to see to it that you apply every single layer of paint properly. Make sure that you put on even layers, so that the opacity of color will be equal all throughout.

Finally, make sure that you will be mindful of the way that you use your surface. Obviously, you need to take the time to ensure that this area of your home remains as clean as possible. Make it a habit to regularly clean your garage floor coating, especially during the times when there is a high level of activity in this area. As long as you use a good garage floor paint and as long as you take care of this area of your home, there should be no reason why you will have a problem with cracked and peeling paint in the future.

Paint Your Home Regularly, and Let It Work for You

Every spring painting contractors receive a flurry of calls from homeowners anxious to market their homes. Their Realtor has advised them to paint their house because interior and exterior painting will maximize their return on investment. The homeowners want their homes painted immediately and presentable for selling as soon as possible.

House painting has proven to be a significant way to maximize the value of a home. And while house painting is probably the best single way to enhance a home's value, it is ironic that the homeowner will not get to enjoy the satisfaction and beauty of living in the house they are now hurriedly trying to spruce up and sell.

A better solution is to maintain the home on a regular basis. Exterior painting every four to seven years will insure that a home is properly protected and maintained. Prospective home buyers certainly notice which properties are painted and maintained, and if they don't, their house inspector surely will. A regularly painted home, power washed, properly prepared, and professionally painted will keep a property looking its best, and the cost per year will be minimized.

Regularly scheduled touch-up painting will minimize long-term maintenance expenses. Areas of the home exposed to increased amounts of moisture should receive close inspection and attention as necessary. Window sills, door jambs, and siding over a roof are prone to adhesion problems due increased exposure to water. Decks and railings need routine maintenance painting as their horizontal construction invites snow and rain to linger on the surface. Bottom garage door panels also need a little extra TLC. Stopping small problems from becoming larger concerns will save time, effort, and money in the long term.

For homeowners, deferring painting and staining is a costly proposition in the long run. Let's face it - the work eventually will need to be done. The cost of expensive carpentry repairs, window and door replacements, and deck rebuilding is added to the bill. In addition, a neglected home can rarely be brought to the standards of a regularly maintained home. There are too many costly repairs that need to be completed and oftentimes that means rebuilding and retrofitting to match the existing, an expensive alternative. When the increased costs are added to the bill, it is easy to appreciate that the least expensive way to protect and maintain a home and its value is by professionally painting on a regular basis.

First thing to consider is your house's motif, style or theme. Interior Painting Preparation: 3 Drywall Texturing Techniques.

One of the most common interior painting preparation tasks is drywall repair. I cannot think of one instance in my 20 years experience of interior painting where there wasn't some drywall repair needed. Most repairs are simply spackling small holes for hangers used to support pictures or shelving. Others are larger repairs requiring drywall patches and replacement. Door handles piercing the drywall, removing mirrors from walls, closing in a door or window, and water damage can all require installing pieces of drywall.

Every interior painted wall has a texture. The most common textures you will find are smooth, orange peel, and knock down. I will explain our painting company's technique for e

How to Choose the Right Colour Company

If you are planning to get your home painted then it is very important to choose the right colour company. It is important that you get good quality paints from the right paint manufacturers as they have a better finish and are durable as well. Good quality paints enjoy a good life and add a special look to your home as well. Apart from choosing the right company you also need to choose the right color that complements the home and your interiors. Taking a wise decision helps you to save money as well. Here are some things that you should consider before choosing the paint company.

Considering the quality is very important as it helps you to save time and money in the long run. High quality paints enjoy a longer life and you do not have to worry about painting your home every few years. It is especially important if you are getting the exteriors painted as you don't get to do it regularly. So you should choose a company that offers paints that can last for at least 5 years. There are many paint manufacturers that offer premium quality paints that last for a long time.

Apart from quality, another thing that you need to focus on is the kind of paint you choose. These days, the buyers can get weather resistant paints that are great for the exteriors. These paints are resistant to sun and moisture and enjoy a good life. If you choose low quality paints then sun and moisture exposure can make the paint peel and rot. High moisture can also lead to mildews and algae and make the exterior look terrible.

In order to avoid this it is best to choose a paint that is chemically treated and can deal with sun and moisture better. These paints don't peel or lead to mildews and are therefore better in maintaining the beauty of your home.

When choosing the right colour company it is also important to choose the one that are easy to apply. Good quality paints can spread over the wall easily and the paint dries up faster as well. This means that you need less paint and can color a wider section of the wall easily. Using the right paint also means that you can forget about lumps, cracks and other elements that can make the paint job look bad.

Nowadays, eco-friendly paints are also available with the manufacturers and are great for people who are concerned about the environment. You can consider all these different elements and then choose the right company.

What Services Do Painters and Renovators Actually Offer?

Exterior Painting

With any kind of paint job but particularly exterior work, the preparation is very important. A professional uses the best methods of cleaning an outside surface depending on the material and condition without causing any damage in the process. After being cleaned and dried any loose paint must be removed and the entire area scraped as needed. Any gaps are sealed and the proper primer is applied and once the surface is up to scratch the best paint for the job is applied.

Interior painting

Any job taken on in the inside of the house first requires proper protection and covering of the furniture and flooring. In a similar fashion to exterior painting the walls are prepared with the use of fillers and sanding to create a perfectly smooth wall. All surfaces are cleaned of dirt and grease before primer or paint is applied. The finish will depend on both the needs and desire of the customer who can chose from a wide range including flat, matte, satin, eggshell and semi gloss to name a few.

Lift work

Lift work involves painting and renovation work that involves the use of lifts, cranes or scaffolding. This is specialist work that requires health and safety training as well as skilled machinery operators. A company that offers this kind of service is able to take on wider variety of projects involving tall buildings, and will most likely have a training program in place as well.

Power washing

Power washing is sometimes required as a method of preparing exterior walls for renovation or painting but sometimes it is required simply to clean up the outside walls to improve the aesthetics of a building. A wooden or vinyl sided house can benefit greatly from being cleaned up with the use of a power washer. Not only will it look better but also it can prevent deterioration of the paint or wood as a result of mildew. Replacing rotten wood can be a costly business so it is certainly worthwhile having the sides of your house power washed from time to time. Low pressure is used in many instances to remove dirt and mildew but not do damage to substrates such as older wood or shingles.

Deck work

Deck work requires carpentry skills as well as knowledge of treating and painting wood. Rotten areas can be replaced, loose areas secured and proper screws used to replace old ones. Decking can also be cleaned to bring back its original colour and treated with stains or sealers to prevent or reduce deterioration, and enhance the beauty of the wood! All of which will help to rejuvenate your original decking so that it looks as good as new.

Top Tips on Hiring a Quality Painter and Renovator

When it comes to painting or renovation work there is no denying that if you want a professional and quality finish then you need to hire a professional and experienced contractor. It can be difficult to set apart the really top people against the mediocre ones but here are a few tips to set you in the right direction on your search for a top quality painter and renovator.

Reviews and recommendations

There is nothing that you can rely on greater than a glowing recommendation given to you by a friend, especially when you see the finished work. Seeing the work of what a contractor is capable of can be a great way to provide you with some peace of mind. If nobody you know has employed the services of a professional painter and renovator then you will have to rely on the next best thing: reviews and testimonials. This gives you some indication of previous customer satisfaction and whether or not they truly have the skills that they claim to have. As well as looking into their skills and experience remember to take into account what people have to say about their customer service. Particularly if your project is of a substantial size, chances are you are going to be brushing shoulders with these people for a little while so it helps if they have a friendly attitude and offer great customer service.

Compare the market

It is always a good idea to get a couple of quotes rather than going with the first company you find. Have someone come to assess the project. This will give you the opportunity to ask questions, and meet someone in person. You can then compare the quotes and chose the one that you feel is going to be most suitable for the job.

Credentials

Before hiring any contractor, look into their credentials and make sure that they have all of the proper licensing that is required in your area. This will help to cover you in the case of unsatisfactory work or damaged caused to your home as a result of their work.

Contracts and communication

Once you are happy with the professional painter and renovation company that you have chosen, there should be a formal contract drawn up. This will cover certain specifics of the job such as the expected time of completion, cost, complete job description and other important details. Always continue to communicate clearly throughout the project and if your not happy with any aspect, don't hesitate to tell the contractor. By following these simple steps you should find hiring a professional to be a smooth, simple and a rewarding experience.

Tex-Cote Products

When considering repainting your house, there are several things you should be aware of. There are new products out there that provide better quality paint with special reflective coating to protect your home. The most well-known company that provides special coating and paint to residential and commercial properties is Tex-cote. The difference between regular paint and Tex-cote products are unbelievable.

What are Tex-cote products?

Tex-cote products vary in different attributes. There are two major products that they are famous for. The first one is Genuine Tex-cote. Genuine Tex-cote is a process that consists of thin primer and your choice of thick color finish. The benefits of Genuine Tex-cote are that it helps protect against harsh weather conditions. It's great because it never flakes, chips, or falls apart like traditional paint products. It is an investment into your house that potentially can save you thousands of dollars in the future.

The next product type of coating is Cool wall systems. This type of paint uses special technology that only our military uses to reflect heat away from the object. Heat waves are reflected from the sun every day and help heat planet earth. Most homes that use regular paint absorb the heat into the walls. In return, the hotter the house gets the more uncomfortable it gets for the people that live there. Reducing energy costs and keeping your home cool is what Tex-cote is all about. In addition to energy saving, the paint has a fade block technology that is resistant to fading. Just the fading technology makes this paint cost efficient because if it fades it looks uneven and distorted which would require you to repaint it if you want the same even feel.

The last type of coating that was offered is called Reflective-Tec. Reflective-Tec is used specifically for the roof to reflect heat waves. Its special resistive technology works to regularly reduce the sunrays that are absorbed by the roof. The reduction of rays can help keep the roof from heating up and in turn reduce your electricity bill. In addition to reducing the heat, this special technology is very resistive to dirty, mold, and mildew. Imagine how much money you will save when you go with Reflective-Tec rather than paint. Even though its more expensive than paint, it is well worth the cost saving you will be getting during the next 10 to 20 years. Benefits out weigh the costs.

Painting Large Areas - How to Use a Paint Sprayer

Whether you are simply maintaining your home or sprucing it up for curb appeal prior to a sale, few things go as far for as little investment as a fresh coat of paint. Your home's exterior finish is also its first line of defense against the elements so maintenance is important. Painting doesn't usually rank high up on most fun meters so anything you can do to speed it up and improve the results is a bonus, and that's where a paint sprayer comes in. While a good brush, patience, and hard work will still get the job done, a sprayer will cut the time spent to a fraction.

Unless you are a pro painter you probably don't have a sprayer in your garage; not to worry, most any tool rental dealer or home improvement store will have a rental. Don't overlook the paint retailer or local hardware store either. It is always best to reserve the sprayer in advance to insure this popular items availability. Then keep an eye on the weather and cancel if rain, high winds, or cold temperatures are on the way.

Once you have decided on a color scheme and picked your finish, the work can begin. The key to success in any project is proper prep work. Repeat: prep! But that is a subject for another article in itself.

Mask or drape off decks, steps and walkways, trim or tie back plants and tree limbs. Before picking up the sprayer, check the weather one more time. Most latex paints need a minimum of four hours drying time to survive a moderate rain without problems but always read the paint label for specifics. The label will also provide coverage rates and cleanup instructions. A quick word about paints; this is not the place to skimp--buy the highest quality, most durable paint you can afford as going cheap is false economy. The day before you plan to paint, contact your neighbors and let them know of your plans and have them move cars as necessary. If it is excessively windy postpone your painting to another day. The health risks from low-VOC latex paints are minimal to none outdoors except to the person spraying, hence, use a respirator, disposable coveralls, a hat and rubber or nitrile gloves.

At the rental store tell the clerk what material you are using and have him check to see that the sprayer tip is the proper size (this info is also usually on the can as well). Have him show you how to operate the sprayer, and discuss cleaning procedures and return policies. Most rental shops will also provide a written instruction booklet to refer back to. Ask him to provide a strainer bag (free to minimal cost) in order to prevent lumps or impurities from clogging the intake tube.

Once you get home stir the paint (unless it was shaken the same day at the paint store) and intermix all the containers to insure uniformity. Position ladders and extension cords, etc. strategically. Have a few rags and a good quality of 3-6 inches wide on hand. Most painters prefer to follow the sun around the house so that they are not painting a surface that is still heating up as this may cause adhesion problems later. If you start in the morning begin painting on the south or west side of the house and move clockwise around it. This plan may need to be tailored to the size, shape and orientation of your house. Always start high and work your way down. A spray gun will produce a fan-shaped spray and allow you to orient the direction vertically or horizontally. Most painters prefer the pattern to be at right angles to the direction of the siding. To start a stroke, aim the sprayer just beyond the edge of the siding and begin a smooth movement, pulling the trigger just before the edge of the siding and try to keep the gun an even distance from the wood all the way through stroke roughly a foot away, then release the trigger. If you see a drip begin to form pull your brush out and brush it smooth. Too slow a stroke will put too much paint down resulting in drips, too fast will not cover sufficiently. In a couple of minutes you will get the hang of it. Most paint manufacturers recommend back brushing the paint, i.e. brushing the freshly painted surface to improve adhesion. This requirement is also printed on the can. For what it's worth I've seen great result with and without back brushing but it's a good job for your teen who is always out of money or the kid down the block who's a good worker. Always check the underside of lap siding to insure that it has received paint as that is easy to miss, as well as any areas which might have been skipped.

Once you are satisfied you have completed you painting, remove the masking before the paint has dried as this will ensure that you won't tear up any paint from the siding you just finished. Later, when it is dry, you can paint the trim by hand.

Clean the sprayer if required by the rental company using water for latex paints or paint thinner for oil-based finishes. Dispose of solvents at your local recycling facility or at a landfill if they provide a program for it.

Last, grab a cold beverage and admire your work before contemplating your next project

A Great Painter Resource

One of the easiest ways to spruce up your space is with color. Whether you want to tone down your space and make it a bit more tranquil or mellow for business purposes, a painter can help you find the right shades to create the mood you desire. And even if you want to foster a creative or recreational lounge environment, then the bright, inspiring shades are the right choices for your project. You can pick paint, but can you apply it in a way that will create the texture, pattern or focal point that you've been wanting? And do you have the time, the team or the energy these days?

A professional painter is a useful resource when approaching a large project such as a move in or an interior or exterior design overhaul. When it comes to moving in, the model home or the way that they house was presented either had some very taste specific paint applications or just plain beige.

You have your own ideas of how you would like your open concept kitchen, dining and living areas to blend but not in the exact same tone. You also have ideas about the nice relaxing master suite that you've been looking forward to for years. You know that furniture and fixtures can only do so much; therefore a nice soothing tone that matches your new tile will help create that ambiance.

But maybe you are simply looking to change a couple of rooms for your interior design changes. A brighter tone, stripes, geometric shapes or a feature wall of color can help to create the look and feel that you believe will brighten and expand the space. A professional painter alongside your designer can give you tips on how paint application can help a room see its full potential with making a smaller room look bigger by accenting the ceiling height or carefully selecting the color for just the right accent wall to help catch the light.

They can even help an awkwardly shaped room receive some purpose by breaking up the space for specific purposes such as a den and a dining area in one long room. Or, you may be interested in sprucing up your exterior and because of the heights and awkward shape of the home, you just don't think your ladder and balance is going to get it done, so you call in the professionals. A painter will come equipped with the tools and techniques to create the applications and textures that you desire for any given space and any given look that you envision for your home, whether it's an office or a recreation room.

5 Common Mistakes in Hiring a House Painter

Here are 5 common mistakes in hiring a house painter:

1. Not getting a detailed quote

It is important that you'll get a detailed quotation before you hire house painters. A lot of painters operate on a "time and materials" basis. You'll be surprised about your bill and would catch you off guard with your budget. You can get an accurately estimated quotation in advance. This would save you from headache and conflict later.

2. Don't hire people with passable work on house painting

If you want quality work in painting your house, it is no brainer that hiring jacks-of-all-trade is not advisable. House painting needs a special "commitment" to detail. This is one of the reasons why you should choose someone who runs a company 100% committed to house painting, a company that has established its name through many years.

Tip: Ask feedbacks about the house painters you're going to hire from previous customers.

3. Hiring the biggest company

Big companies spend a lot of money in advertising but the question is, "Can they actually paint?" The problem in hiring the biggest company is that you become "just another number". They aren't afraid to lose unsatisfied customers. There is a big possibility that you'll not receive a personalized service and experience that a local company can offer. Often, these companies hire uncompetitive painters, use low quality paints and don't go the extra mile to make you satisfied.

PS. This is not always applicable. A lot of big companies can actually paint as well as local painters. They have competitive and professional painters; use high quality paints, and willing to go the extra mile to make you satisfied. They are also afraid to lose customers. These companies have built their credibility for years and would stain their reputation if they don't meet your standards.

4. Working with "under the table" companies

Working with this kind of company may save you money, but in the long run, you may end up losing much more money than saving. For example, if you painter does not have liability insurance, it would be hard to receive any compensation if damages are done during the work frame. Also, some of them use paints that are not lead-safe paints. Your family will be at risk of lead-poisoning.

Tip: Check if the company has liability insurance and if they use lead-safe paints.

5. Getting a company based on price rather than personality

Painting contractors will provide quotes within 10% of each other. This is not a significant margin so you have the full power to choose the company that suits you. Contact your local company and ask them to provide you a detailed quote of the painting job to be done. Your contractor should communicate clearly with you and is more than willing to answer your questions.

A Few Tips On Painting a Bathroom

Bathrooms are usually smaller, compared to the other rooms in a house. They also tend to have a lot of corners, so painting a bathroom can prove to be very tricky. The difference between a good job and a bad one that will need to be repainted primarily depends on the color and quality of the paint chosen for the job.

Paint color. - The color used influences how the room is perceived. Using a dark color makes the room seem to be darker and smaller. Light colors brighten up the room, and make it appear bigger. Moisture problems. - The amount of moisture in a bathroom is much higher than in other rooms. This is the main reason why paint peels off in an improperly painted bathroom. It must penetrate deep enough to saturate the surface being painted. This depends on the technique of painting and the quality of the paint used. Remove fixtures. - Before actually starting to paint the bathroom, some advance preparations should be made. Remove any small fixtures, such as toothbrush holders, as well as mirrors and wall cabinets. This will save the trouble of having to tape around them. Also, the room must be completely dry before starting, to avoid leaving any moisture under the paint. Type of paint. - Many home builders routinely apply flat paint throughout a new house. This kind of paint might be good enough in a large bathroom with plenty of ventilation. But in smaller bathrooms steam from the shower or tub will eventually get through flat paint. And splashed water will ruin the finish. In most cases, the sheen level of the paint used should be satin or eggshell. When painting a bathroom with poor ventilation or especially steamy showers, use a full semigloss for ceiling and walls, as well as the trim. Another choice would be a flat oil paint. Since this is proving harder and harder to find, a good substitute would be the new generation of waterborne alkyds. They have the same water-repelling properties as oil, but are as easy to apply as a latex. Prevent mold, mildew, and peeling. - When painting bathrooms prone to mold and mildew, there is a variety of paints available containing mildewcides. However, most times, any paint manufactured specifically for bathrooms will be sufficient. Make sure that areas on the ceiling or walls that are normally covered by fixtures should be thoroughly covered to prevent peeling. Remember, it is better to prevent the cause of a problem than to cover it up later. Caulking. - Some openings, such as those around pipes, are more likely to cause problems in time. They need to be caulked first to prevent later damage. The baseboard is another area that is likely to experience paint failure. Be sure that any failed caulk and peeling paint is thoroughly removed. Sand all surfaces to provide a good base for applying the paint. After priming, joins should be recaulked before the final coat.

Before using the shower or tub, wait a few days to allow the new paint to thoroughly set. And to reduce the risk of damage, be sure to always use the ventilator, and leave the door open when the bathroom is not in use.

Knowing a Paving Paint Sealer

A paving paint sealer or concrete paint sealer is a construction material used to protect and enhance patio flags, slabs, or brick pavement. It has the capability to prolong the beauty of different types of paving. This sealer is able to protect one's paving from the infiltration of moss, ferns, and other unwanted plants. This sealer is a kind of liquid that is applied on surfaces. It comes in two main types, namely; polyurethane and acrylic sealer. Both these types are available in solvent and water based formulas. It has to be noted that water based penetrating sealers are more friendly to the environment compared with sealers that are made from certain solvent formulas.

The polyurethane type has elastic features for it contains chemicals that contribute to the creation of rubber. This type is very effective in enhancing the elegance of patio flags, slabs, and or brick paving. Also, polyurethane water based penetrating or impregnating sealers have the capability to repel heat and small unwanted plants from sprouting around. Further, this type is also very effective in protecting specific structures or materials from showing obvious signs of getting old. However, although this type is very efficient and beneficial, one must know that this liquid material emits a certain gas that is not friendly to the environment. This type of paving paint sealer usually is used in highly industrialized zones. The reason for this is industrial zones are more prone to human activity than any other particular zones. Areas that are highly prone to the activities of human beings should be well protected by strong sealers like the polyurethane type of concrete paint sealer.

The acrylic sealer is a very versatile type of sealer. This type can bring out the luster and brilliance of all of one's decorative surfaces. One notable feature of this type of sealer, particularly the acrylic water based penetrating sealer, is its capability to prevent the changing of color of certain surfaces. It prevents patio flags, slabs, and or brick paving from fading and losing their original shades and colors by effectively repelling destructive ultra violet rays that emanate from the sun.

In making one's home easy to maintain and manage, one cannot doubt the fact that a paving paint sealer is really a necessity. These things truly help people in bringing out the best in their beloved homes. As far as modern perspectives are concerned, it must be understood that a simple paving paint sealer is really helpful in maintaining the elegance and beauty of people's homes for a long period of time. With the right knowledge and skill, it cannot be doubted that any person will be able to utilize a concrete paint sealer properly for the benefit of one's home.
